Absorption Rates Defined:

1 – 4: If the absorption rate falls in the range between 1 and 4, then we consider that a “seller’s market” meaning there are fewer homes on the market for sale and therefore less competition for sales in the neighborhood. In a “seller’s market” a home seller may decide to price their home more aggressively based on the limited supply of homes on the market.

4 – 7: An absorption rate anywhere from 4 to 7 indicates a more balanced market where neither buyers nor sellers have the upper hand. Homes that are priced well and show well are still likely to sell relatively quickly in a balanced market.

7+ : An absorption rate higher than 7 tells us that there are more than 7 months supply worth of inventory of homes for sale in that neighborhood which indicates a “buyer’s market.”

8 Fees You Should Expect to Pay at Closing

Home buyers often wonder what types of fees are involved with financing a home purchase. This is a list of the most common 8 fees you should expect to pay at closing.

1. PROPERTY TAXES – The amount you pay will depend on the month you close because property taxes will be pro-rated between the buyer and the seller.

2. HOMEOWNER’S INSURANCE – Home buyers are required to pay for an entire year’s premium of homeowner’s insurance (also called hazard insurance) at closing.

3. PREPAID INTEREST – The amount you pay will depend on the day of the month that your home loan closes. This fee can vary from a full month’s interest to only a few days worth of interest.

4. PRIVATE MORTGAGE INSURANCE (PMI) – Some buyers will have to pay PMI but this will depend on the amount of your down payment. If you meet the minimum required down payment then you will not have to pay for PMI, otherwise there will be a charge for PMI that will be placed in an an escrow account.

5. TITLE INSURANCE FEES – These charges will cover the buyer’s title policy and also the lender’s title policy (ALTA). The title company may have other fees associated with title search, settlement, recording, notary, document preparation, and/or title examination fees. These fees will vary from title company to title company.

6. ADMINISTRATIVE, LOAN PROCESSING, AND UNDERWRITING FEES – All of these fees are charged by the lender and will vary from lender to lender so it is important to shop around. These fees are charged for processing your loan request, gathering all of the required documentation, and evaluating your home loan application package.

The fees listed below may also apply to your situation, however they are not standard fees across the board for all home buyers.

7. LOAN ORIGINATION FEE – This is a fee that is charged by the lender for administrative costs involved with creating or “originating” the new loan. This is typically expressed as a percentage of the total loan amount.

8. LOAN DISCOUNT/POINTS – These are typically referred to as points in the mortgage world which is just another term used to describe a fee paid for by the buyer to lower their interest rate. One point is equivalent to 1% of the loan amount.

ActiveRain_Hidden_GemsActive Rain recently polled over 1500 real estate agents and asked them to identify the top hidden gems in real estate. Overwhelmingly, amazing views and neighborhood quality made the top of the list with 69% of agents rating these as the most sought after gems. Great schools and a new roof came in as a close second at 66%, followed by backing to green space at 50% and outside living space hit 48% (this is a HUGE gem for our local housing market in Arizona where outdoor living is year-round). Granite countertops, extra storage space, and a large yard also made the list of important hidden gems with over 30% of the vote.

There are many other features that may be important to buyers even if they are not included in this list of hidden gems. Things that make a home special to a specific buyer are often the intangibles of real estate like the “feeling” they get when they walk in the home for the first time, or perhaps the amazing neighbors or the vicinity of a home to work or another place of importance like church or their favorite family activities. These are the things that you cannot put a price on, but they have an impact on everyday living and lifestyle. Have you ever thought about buying your “dream home?” Can you imagine your picture perfect home down to every last detail? If this describes you, then before you start searching for that perfect home, it’s a really good idea to get your “dreams” written down on paper…a tangible list that you can provide your Realtor® to help narrow down your home search! It’s important to identify your absolute must haves and separate those from your wish list of things that would be nice to have but that you could live without. You should also remember to be flexible because once you start house hunting and touring real homes, you may realize that your “dream home” has changed in appearance. Maybe your dream included a grand staircase and a two-story foyer, but after looking at homes, you’ve decided that you really prefer single level homes with no stairs. This is a huge discovery and if something changes in your preferences along the way, then be sure to communicate that to your Realtor® so they can fine tune your search criteria and improve your chances of success.
